A high-specification home with shared ownership

Edinburgh Way, Harlow

Chantelle never imagined that buying with shared ownership would give her a foot on the property ladder, as well as a high-specification home with integrated kitchen appliances, instant hot water tap and digital shower panel.

What led you to buy through shared ownership?

Buying a home through shared ownership was a strategic decision driven by practicality and foresight. The appeal of a low deposit was a crucial factor, making homeownership achievable without the financial strain typically associated with large down payments. With the rental market at an all-time high, continuing to rent seemed increasingly unsustainable, pushing me towards a more stable and financially sound investment. Moreover, the opportunity to staircase—gradually increasing my share in the property—offered the promise of full ownership in the future, allowing me to build equity over time while enjoying the security and personal freedom of having my own home. This pathway not only aligned with my current financial situation, but also opened doors to a more secure and prosperous future.

How did you find the buying process with Moat? What were the good bits and what could have been done better?

AMAZING. Everyone I spoke to at Moat was pleasant and Becca my sales representative went above and beyond with communication to myself. There was not a question she couldn’t answer and made it a lot more personal than buying from a third party. The welcome hamper was a lovely surprise and had all the essentials you would need on day one. Moat also knew I needed parking and included a parking incentive with my purchase, again showing how much they care about their homeowners.

What is your favourite thing about your new home and why?

I can't pick just one favourite thing about my new home! I absolutely love the high spec and the integrated appliances—they really add a modern touch. The layout of the flat is fantastic, and the size is perfect for what I wanted. Honestly, everything is just what I wanted and even more!

When you saw your new home for the first time, how did it make you feel?

Words cannot explain the feeling. When I first stepped into my new home, I was completely amazed by the high-spec features that awaited me. The sleek design and modern aesthetic were impressive, but it was the thoughtful extras that truly captivated me. The integrated washer/dryer promised convenience I had only dreamed of, eliminating the usual laundry day hassle. The instant hot water tap was a revelation, offering the luxury of a steaming cup of tea or a quick pasta dish without the wait. However, the pièce de résistance was undoubtedly the digital shower panel, a futuristic touch that turned a daily routine into a spa-like experience, allowing me to customise every detail to perfection. This home was not just a place to live; it was a sanctuary equipped with all the modern comforts I could imagine.

Looking back, what advice would you give to someone considering shared ownership as a housing option?

Firstly do it! If you can’t afford to buy a property outright, shared ownership is the way forward to get your foot on the property ladder. Do not be put off by the fact you have to pay rent and service charge if applicable. You will find that the costs are all still relatively low.

Make sure you have enough money to cover the cost for your first two months, along with doing your research into solictor costs. The overheads can become quite expensive so ensure you have enough money before starting the journey.
